Overview

Riffing off the classic Rolling Stones lyrics, the contractual delta between bid-and-ask in the commercial lease transaction process often is substantial.  Nonetheless, brokers and attorneys often work their way to solutions representing a fine balance between “want” and “need.”  

Tom Sklow, Director of Leasing of Keystone Development + Investment, and Gary Lozoff of Tactix Real Estate Advisors will work through a hypothetical Lease RFP submitted by Gary to Tom affecting a suite in one of Keystone’s multi-tenant suburban office buildings.  By doing so, Real Estate Institute attendees will be better informed as to how landlord teams and advocates for commercial tenants approach material stress points in office leasing—and solve for these stressors.

Gary Lozoff Esq.

Mr. Lozoff worked as a real estate and corporate transactions attorney for 25+ years in several of Greater Philadelphia’s most sophisticated law firms before leaving the practice of law in 2014.  At that time, Mr. Lozoff joined Tactix as a broker, and has since been working exclusively as a representative of end-users of commercial real estate. Mr. Lozoff continues to put his legal training and experience to work for clients in a diverse set of industries, including financial services, law, life sciences, healthcare, tech, and manufacturing businesses, among others.  Mr. Lozoff’s brokerage engagements include headquarters work for Biomeme, Ghost Robotics, LLR Partners, LBC Credit Partners, LL Funds, Lubert-Adler Partners, Camping Management, Alli Fabrication, LIA Diagnostics, Context Therapeutics, Claim Therapeutics, Revitas, and SDI.  Mr. Lozoff also has had the privilege of representing several regional law firms, including Earp Cohn, Charlson Braber, Sansweet, Dearden and Burke, and Liss & Marion. In addition to his work with office, laboratory/R&D, and manufacturing users, Mr. Lozoff has also leant his skills to the region’s hospitality and food service industries—through continuing engagements with WorkMerk, DanDan, Fork, Cogito Coffee, and High Street Hospitality Group. For the last two years, Mr. Lozoff has also served on the Pennsylvania Advisory Broad of The Trust for Public Land and as a sponsor of, and advisor to, the Mentor Connect program created jointly by the Philadelphia Association for Capital and Technologies (PACT) and Ben Franklin Technology Partners.

Thomas Sklow

Tom, a results-driven leader with over 30 years’ experience, directs the leasing and development of Keystone’s New Jersey and Pennsylvania asses. Prior to Keystone, he held leadership roles at Liberty Property Trust, JLL and Trammel Crow Company. Tom has seen it all in this ever-changing industry trends informs his innovative approach to real estate, perhaps best exemplified by repositioning 30 Knightsbridge – a former data center and Fortune 500 HQ – into Middlesex Science Center to accommodate the growing life sciences sector in New Jersey. A proud Villanova graduate, Tom holds an MBA from NYU and the prestigious CCIM designation and is a CPA and LEED Accredited Professional.
