Overview

This program is designed to provide a comprehensive overview of the various types of liens that attach to real estate in Pennsylvania, followed by a discussion of how long liens continue and the ways in which they can be divested or otherwise cleared. The presentation is designed to support practitioners who encounter real estate title questions, including attorneys who handle creditor and debtor rights, judgment collection, foreclosure, estate planning and administration, bankruptcy, family law, and taxation. The panel includes attorneys specializing in title claims litigation and title underwriting, along with the principal of a title agency.

Faculty

Carrie L. Mann, Esq., CLTP

Carrie L. Mann, Esquire, CLTP received her undergraduate degree in Political Science cum laude from Allegheny College and her J.D. cum laude from Syracuse University College of Law. Ms. Mann began her law career as a clerk for the Honorable Robert J. Shenkin, Chester County Court of Common Pleas and was an associate for a firm in Paoli, PA, where she handled real estate litigation, including clearing and defending title matters. Prior to her current position, Ms. Mann was Claims Counsel for Old Republic National Title Insurance Company and was Commercial Underwriting Counsel for a title agency, working to close commercial transactions in various states. Ms. Mann is an active member of the Pennsylvania Land Title Association, having served as 2024-2025 President and currently serving as a member of numerous committees. She was awarded the 2019-2020 Albert E. Pentecost Service Award for outstanding service to the Association.

Lauren P. McKenna, Esq.

Lauren is Managing Partner of the Philadelphia Office of Fox Rothschild LLP. She focuses her practice on resolving sophisticated business disputes and litigation, particularly in the insurance, real estate, health and flood industries. She also advises and litigates eminent domain/condemnation matters for both property owners and condemning authorities on properties spanning a wide array of uses. Lauren regularly appears in state and federal courts across the United States and has earned a reputation for sound judgment and innovative problem solving. A key contact for the firm’s Real Estate Litigation Practice, and Co-Chair of the firm’s Title Insurance Practice Group, Lauren represents title insurance companies, their agents and insureds. She is also a member of the firm’s Eminent Domain/Condemnation Practice Group. A noted leader both within the firm and in the legal community, Lauren has held various positions throughout her career. At Fox, Lauren is a member of the Executive Management Committee, the firm’s governing body. Lauren has been an active member of the Philadelphia Bar Association throughout her career. In 2021, she served as its Chancellor, the 10th woman to lead the 200-year-old organization.

Scott M. Rothman, Esq.

Scott M. Rothman is a partner with the law firm Curley & Rothman, LLC, based in Conshohocken, PA.
Throughout his 18 years practicing real estate law, he has represented joint venturers, developers, investors, commercial and residential buyers and sellers, commercial and residential landlords and tenants, lenders, realtors, title agencies, and title insurance underwriters. Mr. Rothman handles real estate transactional and litigation matters, in Pennsylvania and New Jersey. He also manages his firm’s affiliate title agency, Spring Mill Settlement Services, as a licensed agent and settlement officer in Pennsylvania and New Jersey. Mr. Rothman’s interest in real property was sparked prior to law school when he worked for Habitat for Humanity, assisting the organization with the acquisition of properties from the City of Philadelphia and various agencies including the Redevelopment Authority. Over twenty years later, Mr. Rothman remains passionate about fair housing and volunteers for Philly VIP to address and resolve “tangled titles” for low-income residents. When not at work, he enjoys sailing, spicy food, and outdoor activities with his children.
